Property: The property is in the immediate proximity to the Manassas Airport, IBM/Toshiba manufacturing facility and the airport commuter rail station. The Route 28-Route 234 bypass interchange is less than one and a half miles to the East.

This property was rezoned from A-1 Agricultural to PMR, Planned Mixed Residential district, as a community employment center with retail and office/civic uses of up to 175,000 square feet, and the development of a residential community with 520 houses and a community center.

The PMR district has been employed to create a commercial village center.
